The SPL Western Tower, constructed in Dhaka by the Shanta Properties Group, is a striking new addition to the Dhaka building boom.
The project comprised the construction of a 14-storey office building with 3-basement levels on a 4015 m2 site on the Gulshan - Tejgaon Link Road.
The project offers tenancies for banks and showrooms on levels 01 to 03 and commercial office space from level 04 upward. On-site parking was also provided for 400 cars across 3-basement levels.
Air conditioning to the tenanted spaces was derived from a central chilled water system with local fan coil units located within the tenant spaces.
The entire building is protected by a fire sprinkler system designed to strict international standards.
With the exception of the central air conditioning water chillers, the entire building will be backed up by a stand-by generator system
Automatic voltage regulation has also been provided to stabilise the incoming power to the site and prevent nuisance starting of the stand-by generator system.
A Building Automation System (BAS) was installed to monitor and control the performance of the building. This system interacts with the HVAC system, lighting systems, electrical systems, fire protection systems, sanitary systems and lifts.
